How do the proposed Broadway Plan Amendments appear in a build-out scenario?
Since it’s highly unlikely that Vancouver planners have any intention of showing you (or even City Council), we’ve created our own slideshow to reveal our 3D massing model updated to include additional tower sites that could be newly enabled by changes being proposed by the Director of Planning and his planning staff.
In June of 2024, the City of Vancouver organized four open house events to receive feedback on their proposed amendments to the Broadway Plan. The staff recommendations to update the plan are likely coming back to Council on Wednesday, December 11, 2024. (Planners had originally aimed to bring this back to Council in November, but appear to have missed that deadline). Our updated 3D massing model build-out scenario looks at an increased number of towers per block in the zones where the Director of Planning is proposing to remove limits on towers per block. Staff are also going to ask Council to allow additional changes for increased height and density.
Although the current City Council already appears to be highly biased in favour of these changes, it’s not yet a done deal. Our elected officials are expected to listen to, consider, and respect the views of citizens, so there is the possibility that, after reading public correspondence and hearing from speakers, Councillors may propose and adopt changes to the Broadway Plan Amendments. Concerned citizens can check the Council agenda page (once the agenda is posted, probably a few days before the meeting) for instructions on how to write or speak to this item in Council.
